To ensure as smooth a move as possible, you should discuss any planned sale or purchase with your solicitor as early as you can to cover all aspects of the matter including legal, financial and practical arrangements.
We do not promise to work miracles but calm, thoughtful expertise will always help.
Sales
We will deal with the preparation of your contract and supporting paperwork at the outset and then progress the matter to completion of the sale by dealing with all enquiries raised by the buyer’s solicitor, liaising with estate agents and lenders and keeping you informed along the way.
Purchases
Whether you are tying in your sale with a purchase or preparing to buy your first home, the purchase of a house is the most expensive transaction many of us will ever make. We will guide you through the whole process and fully advise you on all the issues which arise. We will provide advice and explanations on the various searches to be carried out against the property. We will interpret those search results for you and explain the legal title to the property before you commit yourself to buy it.
Then, as you are settling in to your new home, we will deal with Revenue & Customs (if you have to pay Stamp Duty Land Tax) and then with the Land Registry to obtain the Title Information Document for your newest prized possession.
We also deal with purchases of residential properties for landlord investors and will be happy to produce tailored Tenancy Agreements to suit your needs.
Mortgages
Most people will obtain financial assistance when purchasing a property and we will deal with this aspect on your behalf and on behalf of the lender. Even if you do not have a current purchase but merely wish to remortgage, you will need to appoint a solicitor. Again, we are happy to help and guide you through this process.
